The builder will select all electrical and plumbing fixtures, kitchen appliances (except refrigerator), and door hardware (with all levers on hinged doors). Structural & Exterior: 1. Foundation: concrete slab with minium 2' footings. 2. 28'x10' rear concrete patio on ground level. No railings needed. Dyed and stamped concrete for both rear patio and front porch. 3. 2x4 framing with minimum 1/2" OSB sheathing, minimum R13 insulation. 4. Plain, 30-year roof shingle. Minimum 5/8" plywood decking; H-clips. 5. Vinyl siding (no rock, brick, or stucco trim) with matching color garage door. If posts are needed on front porch for structural support, they will be finished square and aluminum covered. Vinyl thickness will be at least .042 and installed by certified technicians. 6. Floodlights on back corners of house to light deck and back yard, and on front-left corner of garage to light porch and driveway. 7. Exterior ceiling fan with light kit on front porch as shown. 8. Supports for swing on front porch (30" min. clearance in back). Should support a minimum of 500 pounds (three people). 9. Minimum 16'-wide driveway, 20' long, with sidewalk to front door. 10. Double-width garage door with opener, 2 remotes, outside code pad. 11. Front eaves to have aluminum downspouts and gutters along front porch and rear patio. Ceiling & Walls: 1. 9' high walls. Flat ceilings except cathedral ceiling master bath and trayed ceiling in master bedroom. 2. Bullnose finishes around windows. No wooden frames nor sills. 3. Knockdown finish on walls with bullnose corners. 4. NO NAILS AT ALL IN WALL SHEETROCK. Screws only. 5. Crown molding in living room, dining room, kitchen, master bedroom. 6. Brick veneer on LR/DR side of wall below kitchen bar as a kick plate (see www.fauxpanels.com). 7. Interior walls to be painted. No wallpaper. Ceilings white. Windows: 1. Wall of windows across back wall of L/R and D/R. See detail page. These windows face west and must have low-e, SHGC & U-factor < .35, and a VT of .5 or less, similar to Anderesen 400 series. Of the four windows on either side of the patio door, the 2 outer windows in each set should crank open (towards the center) and be screened. No grids. Other windows as shown in plan. Windows should crank out, be screened. 2. Acrylic block windows with UV protection in bathrooms per plan. Doors: 1. Sliding (pocket) doors per floorplan. 2. Door stops on hinges of all hinged doors. 3. Front door - half glass with side lights and 12"-high transom. 4. Door to deck: Single glass door. Retractable screens on outside frames of front and back doors. 5. Other doors as shown in plan. 6. Levers (not knobs) on all interior & exterior doors. Brushed nickle. 7. Door openings will be wheelchair width (minimum 35") with possible exception of door from master closet to laundry room. Electrical: 1. Ceiling fans with light kits in all b/r's, l/r, d/r. 2. Canned/recessed lights in kitchen and baths. Use sealed cans or coverings of light bases in attic to keep out bugs and air loss. 3. Wiring for surround sound speakers in ceiling and walls of l/r. 4. TV coax distribution point in garage. 5. Two coax (TV) cables to south (left) L/R wall for TV. 6. Coax (TV) to other rooms from distribution point. 7. Smoke alarms. Utilities: 1.
